The Build

Vision Construct are building a residential development for private and shared ownership on the former All Saints School Site, West Wickham.

The development will provide stylish living in an historic location, with adjacent grade 1 listed buildings thought to have been home to the family of Anne Boleyn. Meanwhile, a £35m regeneration brings neighbouring facilities up to date, with a new leisure centre, health club and library planned for West Wickham. The build presents the opportunity to construct a quality affordable housing project in a prestigious location.

The Details

With demolition complete, Vision construct are building a new community of two and four bedroom houses, one and two bedroom flats, together with car parking, soft & hard landscaping, cycle and bin stores. Partnering with Moat Housing Association, we are building across private, shared ownership and rental tenures to provide a range of specifications and finishes for diverse end user budgets. The finished product will be a striking red brick development designed to complement nearby buildings which date back to the 16th Century.

The Specifications

The specifications provided to the Vision Construct team included:

External appearance

To match the tudor period features of the adjacent school building’s central tower:

  • Red brick elevations.
  • Reconstituted stone cills and window heads.
  • Pitched tiled roofs.
  • Slim profile black window frames.

Living Space

  • Interiors have a full range of fixtures and fittings, including white goods.
  • Wheelchair user units are fully adaptable.

Communal Space

High standard, low maintenance spaces ensuring future cost-efficient property management for Moat:

  • Entrance lobby.
  • Bin store.
  • Communal walkways and external landscaping.

The requirements

For any housing association partnership, meeting the requirements you’d expect of any build - reusing demolition waste and sticking to timeframes for example – is paramount to keep costs low. Maintaining excellent relations with the neighbouring school and convent throughout the build are another key requirement.

The Challenges - and how we overcame them

West Wickham presented the following challenges:

  • At demolition stage, noise and dust were in danger of affecting the neighbouring school and convent.
  • We came across a number of services (gas, telecoms, electricity & water) not previously documented. The challenge has been to avoid damaging these uncharted services, which are still live and supplying the Convent at the south end of the site.
  • Our access road is used by the adjacent Wickham Court School for access – this is a challenge at dropping off and picking up time because timing deliveries to miss these busy periods can impact on productivity.
  • The unforeseen costs presented by these issues were also a challenge in themselves.
  • For every challenge, the onsite Vision Construct team have been resourceful in finding a solution:

  • Two vortex atomisers were used to dampen down demolition dust, together with silenced machinery to tackle the noise issue. This was no mean feat, as concrete and brick arisings were crushed for re-use on the new foundations in order to keep costs minimal.
  • Taking an agile approach to the live services we encountered, we adapted our plans so that work could progress on other areas while we divert electricity supplies and fibre cables. Flexibility has also been key in maintaining good relations with other stakeholders, whilst keeping the build on schedule.
  • Our Senior Site Manager and team are expert at running a tight programme, managing overheads and liaising with our buying and surveying departments to ensure the best rates are negotiated for materials and trades.
With piling completed, foundations built and timber frame erection well underway, our vision for West Wickham is steadily becoming a reality.

  • Vision has recently completed the acquisition of Ogilby Housing Society site, Wellington Street, Woolwich, London, which will see the demolition of 5 existing residence blocks and redevelopment of the site to provide 4 contiguous apartment blocks of between 7 and 13 storeys. It has been a pleasure to work with Vision in getting this project over the line. Your pragmatic approach to negotiations has been greatly appreciated and without doubt, has been a major factor to us agreeing the contract. This is the first project that Home Group and Vision are progressing and together and will hopefully not be the last.
